Moving out of a rental property can be a busy time, so we have created this Web Book to help you along the way. A key indication for us of the success of the tenancy is a full or agreed bond refund to tenants and we want to do everything that we can to help you to understand and complete the activities and obligations for the end of a tenancy.
Reletting
We have been instructed to re-let the property by our Landlord. As per your lease agreement, we are permitted to show the property to prospective tenants within your final 14 days of the lease (up to two inspection times per week). We will give sufficient notification before each appointment and will work with you as best as possible for a flexible time to show prospective tenants. You are welcome to be present for each inspection; however, if you are not available, we ask that any valuable items are stored securely and the property is presented in a reasonable condition.
Rental Rewards
Please note that if you pay your rent via the Rental Rewards system, you will be required to cancel all future payments or these will continue if automated on a direct debit schedule. We can assist you with cancelling this service if you wish.
What Do I Need To Do?
Tenants moving out of a rental property need to:
- Return the property to the condition as recorded on the Ingoing Condition Report;
- If pets have been at the property, then a professional flea treatment needs to be done and receipt provided before you handover the keys;
- Any outstanding money including rent up to the handover date, water invoices or other invoices will need to be finalised before you handover the property;
- All keys and access remotes or cards will need to be returned in working order;
- A forwarding address needs to be supplied before you move out;
- An Outgoing Inspection time needs to be booked with your Property Manager
Returning Your Keys
There is an obligation to return all of the keys that were provided to you at the beginning of the tenancy plus any additional keys that you may have had cut for convenience. Any garage remotes, swipe cards or access fobs for the property will need to be returned and in working order. If any keys are missing, you must let your Property Manager know immediately. All keys must be returned to our Agency before 5pm on your Vacate Date. If your Vacate Date falls on a Saturday or Sunday, you have until 9am the following Monday to return the keys. Rent is payable until all keys are returned to our office.
Condition of the Property
Tenants have an obligation to return the property to the standard of the Ingoing Condition Report (accounting for fair wear and tear). This report is the proper record of the condition of the property when you moved in. The Ingoing Condition Report is the most fair record as it contains a consensus between Landlord and Tenant.
Cleaning the Property
Upon vacating, your property manager will be thoroughly inspecting the property to ensure the absolute cleanliness of the property. Please ensure you pay close attention to everything mentioned on the checklist below; cutting corners will only cause more stress when you need to go back and re-clean certain areas or have bond deducted for professional cleaning. We highly recommend employing the services of a professional cleaner to help to ensure a full bond refund.
Bond
Refund of bond after vacating
Please remember that bond is NOT to be used as rent.
The bond will not be finalised by Gerber Properties until the Outgoing Inspection has been completed and we are satisfied that the property has been returned to the same condition as the Ingoing Condition Report (less wear and tear). The final inspection will be carried out within 3 business days.
Bond will only be refunded after:
- A pest control receipt is handed in (if you had a pet)
- All keys are returned to the office for the property
- The rent is paid up to date
- All owing water usage is paid (if applicable)
- Any damage to the property has been repaired
If after vacating the premises there are monies owed in excess of the bond, the tenants named on the Tenancy Agreement may be listed with Tenancy Information Centre of Australia (TICA). Tenants will have the opportunity to pay all monies owed as well as being consulted before their details are listed.
Services
To assist in a stress-free vacate process, we suggest the services of our specialist tradespeople. These companies are regularly used by our property managers. Please note we do not receive any commission from these recommendations. The use of our reputable companies helps to ensure that you receive the bond returned in full.

Painting
It is important to let your property manager know if the walls have been damaged due to hooks being installed, TV mounting, etc. A professional painter may be required to repatch and paint the walls back to its original condition.
